ROLE OF THE JOB
The Voids and Minor works team undertake all necessary repairs and upgrades to our empty properties to get them ready for Reletting. In addition, we manage all the Damp and Mould reports that come in from customers, ensuring works are undertaken to make sure customers are supported and their homes are left free of any Damp or Mould. 
Sometimes things go wrong, and we receive reports of disrepair. This is a legal process, and we need to ensure these cases are dealt with effectively and correctly in accordance with processes and within stipulated timescales. 
There are also unforeseen, larger scale jobs that might arise from a such events as a fire, a car crash, storm, damage, or flood. These major works are too extensive or complicated to be classed as responsive repair and to urgent to be included in a future capital works program. We also have our EICR program, an MOT for the electrics in a home which is a requirement to be completed every 5 years.

You will be crucial in administrating all of the above - whether its making appointments for surveyors, inputting the works they have identified on the system, raising purchase orders to contractors or checking invoices against the works raised and quotations received.
Whilst we are continuously trying to update our manual systems online, there are still a lot of paper reports and certificates that need filing and uploading onto the system and a lot of data entry required in this role.

The role is based in our Office in Blyth Civic Centre. There is some scope for flexibility and home working. However, core hours between 9:30am and 2:30pm would be required to be office based, primarily for the ease of exchanging information between the team.

Permanent, full time 37 hours per week
Salary Band 4, £24,294 - £25,979

REQUIREMENTS OF THE JOB
If you are motivated, can multitask with a flexible can-do attitude this job is for you! You will be required to produce reports, liaising with team leaders and supervisors to ensure you have all the required information. 

Ideally, you will have experience with the following;
  • Microsoft programs Excel, word & PowerPoint
  • Experience of NEC, Northgate, or other housing management Systems
  • Experience of scheduling responsive repairs systems Total mobile or other
  • Knowledge and experience with Task /oracle or other financial invoicing systems.
  • Experience of responsive repairs & voids in a social housing setting
  • Knowledge of building terms & components
  • Experience of dealing with complaints
  • Experience of working with trades staff
