ROLE OF THE JOB
This is a maternity cover fixed term contract until 30/04/2025.
You will be a key part of our Voids and Minor works Team repairing and getting ready for letting approximately 600 properties across Northumberland a year. Whilst you will be working from the Cowley Road depot and many of these properties are around Blyth and Cramlington, we do have a large numbers of properties around Alnwick and you could be asked to work anywhere in Northumberland.
Any and all training will be provided so you can fill the role and you will be encouraged to develop your skills to assist the team in turning around properties to the standard required quickly and efficiently.
Sometimes you will be the first to go into a property that has become empty (void) and your role will be to clear it so our inspectors can assess the work needed. This could include undertaking a needle sweep, removing carpets not just to get rid of them but so the condition of the floors can be seen, You may be required to stripping and remove wallpaper in preparation for decoration of the property. You may need to help remove furniture, empty sheds and clear gardens. In some cases, you will be required to scrub and clean surfaces down including greasy kitchen units or extractor fan covers, just so our trades teams can carry out their work. Your work may include working in unpleasant or unhygienic conditions whilst you get the job done, which may be to turn a dirty smelly bathroom into one that sparkles like new.
You may be working with strong chemicals i.e. working with acid for cleaning of W/Cs or using strong alkaline’s to clean down tiles and grout. So you will need to understand and follow appropriate method statements and comply with company risk assessments, but you will be provided with the necessary training and provided with the PPE you need.
You may be required to go into a property and clean down after trades have carried out their works to give it a “builders clean” before vinyl floors can be laid, or decorators can do their work.
You will normally be the last of the team to go into a property to give it its final clean, Prior to the property being handed to customers. As such you will be key to ensuring our void standard is being achieved. You may be required to do some minor work that others have missed like fitting a W/C seat or a plug and chain, removing carpet gripper, refitting the loft hatch, or simply identifying things that are still not right, like spotting a defective window.
In addition to the above you will be part of the minor works team treating and addressing mold issues in both empty and occupied homes. Changes in the law mean that housing providers have to react quickly where mold is affecting people's Homes. You will be given the necessary training so that we can respond quickly and treat mould growth in people's homes and support customers who are experiencing problems whilst works to address the background causes are undertaken by others.
REQUIREMENTS OF THE JOB
- UK Driving license
- Understanding of COSHH (training given)
- Understanding of risk assessments and method statements (Training Given)
- Ability to use handheld electronic equipment to receive jobs and record works
- Resiliance
